Project History

Formally the Life Scan campus for Johnson and Johnson, the property is comprised of four buildings located in south Milpitas, conveniently positioned between the Rincon Expressway, the I-80 Freeway, and only two blocks from the newly constructed BART station. The property was planned for 5 buildings, and as the company ramped up construction the constructed new buildings as need, although never constructing the fifth and final building.

Project Description

The configuration of the existing buildings on site had the major building entries facing out towards the surrounding streets and as a result, the common area between the buildings was left out of use. The opportunity presented itself to reposition the building towards the common area and create a campus environment with open spaces for a single campus user to enjoy, and eventually expand by utilizing the existing fifth building pad as expansion space. The campus was configured to include:

  • 4-acre walking trail and Frisbee golf course on existing fifth building pad.
  • Centralized gazebo for covered seating, meetings, BBQ’s, tenant meetings.
  • Ipe stadium seating surrounding a sand volleyball court which can be converted to a presentation floor.
  • Outdoor fitness and yoga center next to new sliding glass doors to interior gym area.
  • Cafe area programmed next to new horseshoe pit.
  • EV parking stations.
  • Decorative Landscaping and hardscaping across seven acres of open space.
  • New lobby entries and façade upgrades to tie campus together.
  • New Decorative ID signage at all buildings to improve circulation on campus.
  • Exterior Audio programmed for future outdoor events at plaza.
